Spanish property prices have been falling for eight consecutive years compared to the values reached in 2007, with market observers now seeing value in the Spanish capital’s property market.  While the heights reached during the property boom mean there was little value to be had, the effect of the crisis has been to make Spain an interesting country for foreign investors.

Real Estate investing in major urban centres is not as easy as buying a holiday home by the seaside.  Service Features for Investors

 

Prior to purchase:

  1. Review title at the Land Registry to determine the true current owner and also if there are any pending charges over the property that need to be cancelled by the vendor before proceeding with the purchase.
  2. Make sure that the 10 year´s Building Technical Inspection “ITE” has been passed to avoid the investor having to pay for this.
  3. Confirm with the president and administrator of the building that there are no pending expenses that have not been paid to the community of owners (sometimes in old buildings the community itself doesn’t exist so at times we have to carry-out it’s incorporation).
  4. Check for any unexpected expenses that could be already approved by the community of owners and that the investor may not have been informed about but will end up paying.
  5. Provide a breakdown of the exact running costs that the investor as new owner of the property is liable for: IBI tax and community of owners contributions.
  6. Review any old leases and inform the investor about any tenant’s rights according to the law as these will have to incorporated in the contract as the new landlord after the purchase.
  7. Make sure the tenants go to the notary the same day that the deeds of purchase are signed to make sure that they refuse their preferential rights upon the property.
  8. Check the property’s energy certificate.
  9. Draft the pre-purchase contract “arras” adding clauses on the investors behalf to make sure that the terms for the purchase can be complied with .
  10. Provide translation service on the day that the deeds are signed at the public notary of the investor’s choice.

Following purchase:

  1. Manage the transfer of local authority taxes such as IBI as well as utilities such as water, electricity, gas etc into the name of the investor
  2. Arrangement of additional reliable professionals who may be required in order to refurbish the property, for example architects and builders.
  3. Arrange insurance the property/ies.
  4. Completion of the Non-Residents tax return (obligatory under law).
  5. Full property management service including marketing of vacant units, signature of leases, dealing with any problems that arise in the course of a typical lease
  6. In the worst case scenario, in the case of non-payment of rent by a tenant, we carry out the legal eviction process at court.
  7. Once the property is rented-out, if necessary we send plumbers, electricians, builders, cleaners, locksmiths, handymen….
