  • Upon purchase of a property, non-resident owners are liable to pay a non-resident property tax in Spain based on the rateable value of the property, once a year.
  • It caters to individuals who do not reside in Spain but have rental income from Spanish properties, or own a property that is not rented out but still requires declaration under the non-resident income tax (IRNR).
  • This includes investors, second-home owners, and individuals holding property purely for investment purposes. This service is particularly important for those who are not tax residents but need to comply with Spanish tax obligations to avoid penalties and fines.

Useful Information

  • The tax is payable one year in arrears, so if you were to purchase a property in 2024, the tax would be payable by 31/12/2025.
  • The first year's tax is payable pro rate the portion of the year that you have owned the property, so if you purchase on 1st October 2024, you will be liable for a quarter of the normal tax payable (with the former owner liable for the balance).
