Please note, if purchasing an aged or rural property, or indeed one that is located in a protected/heritage area, a building survey is recommended to ensure that you are made well aware of any defects in the building that will require more investment down the line. Before proceeding with the acquisition of premises for business or commercial purposes, it is vital to ensure that they are suitable for the activity that you propose, and a legal requirement to obtain a ‘Commercial Activity License’.
Local zoning laws and health and safety regulations regulate what types of commercial activity may take place in particular zones of towns and cities and also any adjustments or renovations that need to take place before the premises are suitable for the activity proposed.
Once you begin to undertake the commercial activity you may be inspected at any time and be required to produce a valid licence certificate.

Sterling moved higher on Thursday as odds of a Conservative majority at next week's election rose above 70% for the first time.
As a result of the news, the GBP-EUR rate rallied to multi year highs to 1.1860 and the GBP-USD rose to multi month highs to 1.3159.
This appreciation in sterling represents an improvement of 10% against the EUR since August, and 7 against the USD since October. Analysts have commented that along with favourable polling for the Conservatives, sterling has been aided by a breach of key technical levels at 1.30 against the USD and 0.85 on the EUR-GBP.
The Conservatives were given a further boost during Thursday’s session as Annunziata Rees-Mogg, Lance Forman and Lucy Harris announced that they would resign from the Brexit Party in a bid to help PM Johnson get his Brexit deal over the line.
The next polling results are scheduled to be released over the weekend. If the polls show Labour as having closed the gap, it’s likely we could see a correction in sterling on Monday.
EUR gained against the USD on Thursday and moved above 1.11 despite mixed data releases. GDP figures came in line with expectations, although retail sales fell below expectations of -0.3% to -0.6%.

The dollar suffered yesterday after Donald Trump said a trade deal with China may have to wait until after the 2020 presidential election. This surprise statement reversed the recent news surrounding a trade deal, especially as market participants have been waiting for an outcome for some time. US consumer data has been strong recently due to the Christmas period, but investors are concerned that we will not see a dollar rally due to Trump’s focus on China and the increase of tariffs elsewhere.

Documents that originate from outside of Spain will need to be translated into Spanish for many different legal and administrative processes before they can be used by local authorities here.
For formal processes, you will need a Sworn or Official Translator in Spain to translate and affix their stamp to the document. An Official Translator is approved by the Spanish Ministry of Justice as having the skill to carry-out this process for any legal proceedings as well as any other process that requires a Sworn Translator.
Examples of documents you are likely to need to get translated include, but are not limited to:
The list is in fact potentially endless and will depend on the particular process that you need to complete in Spain. Below you will find a list of processes and the documents you may need to have translated into Spanish.
For inheritance proceedings it can often be necessary to arrange for translation of an official death certificate if death occurred outside of Spain, unless an International Death Certificate has been issued. Also, if only a non-Spanish Will is in existence, this may well need to be translated also.
If a couple were married in the UK or other non-Spanish speaking jurisdiction, and they have children born there, it will be necessary to have the marriage certificate as well as the birth certificates of any children born outside Spain translated. Furthermore, any other documentation relating to assets abroad may need to be translated.
If a mortgage is required in Spain, it may well be necessary to justify your income, and should you be self-employed/business owner, then it may be necessary to have previous year's financial accounts translated to Spanish so that the bank may approve an application.
Health insurance covering the duration of your stay in Spain is necessary. The terms and conditions of such insurance are may need to be translated. Also, any economic means (pensions or any other income) by which you might prove that you can afford to stay in the country, will need to be translated.
Depending on the nature of the Court Order or Judgment that you have obtained in a foreign country, in order to have it enforced in Spain you may be required to follow the legal proceedings of 'Exequatur' which will require you to produce a translation of the original Court decision, carried-out by a Sworn or Official translator.
Our team of official translators are able to deal with many languages, though most popular would be English, German, French, Dutch and Russian.
Translations of documents will be returned the next working day, as long as the documents are sent before 2pm.
Spanish bank procedures and mortgage products are different to those in other countries.
Due to our long-standing relationships with the lenders, we offer expert guidance on the process of applying for a mortgage and exclusive conditions with rates not offered publicly from Euribor + 1.35%, fixed rates from 2.15%, mortgages without life insurance, and terms up to 25 years or age 75 if earlier.
For this type of mortgage, the best products are where the banks will offer a loan against the plot of land (up to 50% of the cost, or value of lower) and also for the construction works (up to 70% of the cost, or value of the project, if lower).
We have arranged many construction mortgages over the years and can offer expert guidance on the process. If you are interested in this type of mortgage, we would advise that you contact us as soon as possible.
Holiday home mortgages are generally for non-resident property buyers who do not live in Spain The maximum borrowing amount is up to 70% of the property purchase price (or valuation if lower).
We can currently offer mortgages with rates as low as annual Euribor + 1.35% or fixed rates from 2% for premium, non-resident clients (please enquire to see if you would qualify). Typically, for other clients, the rates will be a little higher than this (from Euribor + 1.9% and 2.15% fixed) but still lower than publicised rates or if you go directly to the banks.
Primary residence mortgages are for those where the property in Spain will be their main residence and they already pay their income tax here, or in exceptional cases are about to start paying taxes here. For this type of mortgage, it is possible to secure mortgages up to 80% of the property purchase price with rates from Euribor + 0.99% or fixed rates from 2.05%.
Investment mortgages are for those property buyers planning to rent out their property after purchase, or where the buyer already has at least one existing mortgage in Spain.
We have provided alternative finance solutions for property buyers who may have a sophisticated investment portfolio. We can help put together back-to-back loan arrangements secured against listed investments. This can be where the lender takes over as custodian, or where a guarantee is provided by the existing custodian of the assets.
If you are buying a property that banks will class as a commercial premises (offices, shops, hotels, B&Bs etc.), we can offer mortgages to suit your purposes. The mortgages available are generally 50-60% of the purchase price (or valuation if lower) and conditions differ from those for residential properties.
Some banks will allow you to purchase through a newly formed Spanish limited company (Sociedad Limitada or “SL” company). If the company is set up as a shell company for the sole purpose of buying the property, meaning it will not actively trade after the purchase, it can be possible to secure mortgage terms that would apply for a residential mortgage.
