Who Is This Service For?
Prerequisites
The IMU applies to various categories of property, including:
- Luxury main homes. Properties classified under cadastral categories A/1 (stately homes), A/8 (villas), and A/9 (castles and palaces of eminent artistic or historical merit).
- Second homes and all other properties, such as commercial properties (e.g., shops, laboratories).
- Properties used as main residences and similar (categories A/2 to A/7) are generally exempt from the IMU, along with certain appurtenances (e.g., garages, storerooms).
Procedure
To comply with the IMU requirements:
- Determine Cadastral Income: Obtain the cadastral income of your property, which is listed in the property purchase contract or can be acquired through a cadastral survey.
- Revaluation: Revalue the cadastral income by 5%.
Calculation:
- Multiply the revalued cadastral income by the relevant coefficient (e.g., 160 for homes and appurtenances).
- Apply the IMU rate established by the local municipality.
- For luxury main homes, deduct €200 from the calculated amount.
- The tax must be paid by the property owners, including those with real rights such as usufruct, use, habitation, and surface rights.
- If a property is jointly owned, each owner pays their share proportional to their ownership percentage.
