Property Tax Service

This service is available across Italy

Who Is This Service For?

  • This service is for property owners in Italy, including non-residents and expats who own real estate in the country.
  • It is particularly relevant for those who have luxury main homes, second homes, or other properties such as shops and laboratories.
  • Understanding the property tax in Italy - or IMU:  imposta municipale sugli immobili  - is essential for individuals who wish to remain compliant with Italian tax laws regarding property ownership.
Who Is This Service For?

The IMU applies to various categories of property, including:

  • Luxury main homes. Properties classified under cadastral categories A/1 (stately homes), A/8 (villas), and A/9 (castles and palaces of eminent artistic or historical merit).
  • Second homes and all other properties, such as commercial properties (e.g., shops, laboratories).
  • Properties used as main residences and similar (categories A/2 to A/7) are generally exempt from the IMU, along with certain appurtenances (e.g., garages, storerooms).

To comply with the IMU requirements:

  1. Determine Cadastral Income: Obtain the cadastral income of your property, which is listed in the property purchase contract or can be acquired through a cadastral survey.
  2. Revaluation: Revalue the cadastral income by 5%.

  • Multiply the revalued cadastral income by the relevant coefficient (e.g., 160 for homes and appurtenances).
  • Apply the IMU rate established by the local municipality.
  • For luxury main homes, deduct €200 from the calculated amount.
  • The tax must be paid by the property owners, including those with real rights such as usufruct, use, habitation, and surface rights.
  • If a property is jointly owned, each owner pays their share proportional to their ownership percentage.
